Foundation 3000 p.s.i. poured concrete footings, walls, basement and garage floors. Slab on grade homes unless indicated with full foundation. When full foundation, exterior foundation walls of house damproofed below grade and no bulkhead exit.
Construction Pressure treated 2x6 sills at foundation with foam sill seal. 2x10 floor framing stock at 16” o.c. or engineered floor trusses or floor joists. 3/4” sub-flooring glued and nailed to flooring system. 2x6 exterior walls 16” o.c. with 7/16” OSB sheathing.. 2 –car garage with one overhead door, opener and two remotes or as indicated on on plan
Roof Conventional roof framing with 1/2” plywood sheathing, or equivalent product. 25 year warranty architectural shingles with 15 lb. felt paper and metal drip edge Ice and Water shield along eave of roof, at drip edge and all valleys.
Windows and Exterior Doors White vinyl windows with tilt balances, insulated glass, full screens and stationary grilles in glass. Steel, insulated exterior doors as indicated on plan. Front entry door will be an insulated steel door, painted white. Slider with insulated glass (no grilles) to a composite wood deck or concrete patio, determined by builder per site conditions
Exterior Finishes Vinyl siding with white vinyl corner boards, and white vented soffits. White aluminum clad fascia and rakes. Low maintenance, raised panel vinyl shutters applied to front of house.
Insulation R-30 blown in insulation in second floor ceilings, and R-30 fiberglass batts in all sloped ceilings. Exterior walls with R-19 batt insulation and poly vapor barrier. Basement ceilings with R-11 batt insulation.
Baths Traditional style vanities with lights over mirrors. One piece, white fiberglass tubs or showers and oval ceramic sinks. White elongated bowl, water saver toilets. Your choice of flooring selections builder’s vendor. Included in allowance per house style.

Interior Walls & Finishes 1/2” sheetrock with smooth finish on all interior walls and textured ceilings throughout. Garages of homes with a room above the garage will be sheet-rocked and insulated per code, otherwise the firewall will be the only sheet-rocked wall. Any sheet-rocked areas in the garages will be taped and mudded ONLY. They will not be painted or textured. One coat primer and one coat latex flat paint “Linen White” color on all interior walls. One coat primer and one coat latex semi-gloss paint “Linen White” color on all trim and doors. Interior raised six panel hardboard doors with wood frames. 2 1/2” ‘colonial’ trim on all windows and doors and cased openings and 3 1/2” baseboard. Open railing stairway for 3 steps, or as indicated on plan. Clear coat, newel post and handrail, and painted balusters or as indicated on plan. White ventilated closet ‘shelf & rod’ shelving.
